Verification and validation form Phase 4 of the Land Contamination Risk Management (LCRM) framework. Once remediation works have been designed and approved, this stage ensures they are implemented correctly, safely and in accordance with the remediation strategy, planning conditions and regulatory expectations.
Arthian provides full or part‑time supervision of remediation works, including on‑site direction, stakeholder liaison, inspection of gas protection systems, verification sampling and preparation of planning‑ready verification reports. This stage confirms that remediation has successfully broken pollutant linkages and reduced risks to acceptable levels.
A Phase 4 verification process typically includes:
On‑site supervision – Attendance during remediation works to ensure activities follow the approved remediation strategy, including excavation, soil management, capping, treatment or installation of protection measures.
Advice and direction on site – Real‑time guidance to contractors to ensure compliance, safety and correct implementation of remediation measures.
Verification sampling and testing – Collection of soil, groundwater or gas samples to confirm remediation effectiveness, supported by UKAS‑accredited laboratory analysis where required.
Gas protection membrane inspection – Accredited inspection of gas protection membranes, confirming correct installation, sealing, detailing and compliance with relevant standards.
Stakeholder liaison – Coordination with planning authorities, contaminated‑land officers, warranty providers and regulators to support approval and discharge of planning conditions.
Verification reporting – Preparation of a planning‑ready verification report demonstrating that remediation has been completed correctly, pollutant linkages have been broken and residual risks are acceptable.
Waste and materials compliance – Verification of waste classification, materials management and reuse in accordance with CL:AIRE, WAC testing and relevant licensing regimes.
Verification and validation services are commonly commissioned by developers, contractors, planning consultants, architects, commercial property owners, legal teams and regeneration organisations. These projects rely on clear, defensible evidence to support planning approval, commercial certainty and long‑term environmental compliance.
Our verification and validation work follows the current LCRM framework, which superseded CLR11. Many planning authorities still reference CLR11 in legacy conditions, and our reporting remains fully compliant with regulator expectations where this terminology appears. Verification reports are structured to support planning discharge and regulatory sign‑off.
