Phase 1 Preliminary Contamination Risk Assessments

Phase 1 Preliminary Contamination Assessments are the first step in understanding potential land contamination risks. This desktop-based study involves reviewing historical land use records, environmental databases, and site-specific information to identify any past activities that may have led to contamination. It typically includes a site walkover to observe current conditions and assess any visible signs of pollution. The outcome is a conceptual site model that outlines potential sources, pathways, and receptors of contamination. This assessment helps determine whether further investigation is needed and informs decisions around land use planning, development, and remediation strategies.

Phase 2 Site Investigations

Phase 2 Site Investigations build on the findings of the preliminary assessment by physically testing the land to confirm the presence, nature, and extent of contamination. This stage typically involves soil, groundwater, and surface water sampling, as well as gas and vapour monitoring where relevant. Arthian’s team provide Intrusive ground investigations, including soil, groundwater and ground gas conditions – supported by GQRA and DQRA to evaluate potential risks. The investigation is designed to validate the conceptual site model and assess risks to human health, property, and the environment. Data collected during Phase 2 informs decisions about whether remediation is required and helps shape the most appropriate strategy for managing contamination in line with regulatory standards and development goals.

Contaminated Land Remediation

Contaminated Land Remediation involves the design and implementation of measures to manage or remove contamination, ensuring land is safe and suitable for its intended use. Following detailed site investigations, remediation strategies are developed to address identified risks, often beginning with a Remedial Options Appraisal to evaluate feasible approaches. This leads to the preparation of a Remedial Strategy, which outlines the chosen method and how it will be delivered in line with regulatory requirements. These documents are essential for supporting the discharge of planning conditions and guiding site validation, ensuring that remediation works are completed effectively and transparently. Final verification confirms that the site meets agreed standards, enabling safe redevelopment or continued use.

Soil & Groundwater Monitoring

Soil and Groundwater Monitoring is a critical component of contaminated land management, providing ongoing insight into the behaviour and movement of pollutants over time. Through regular sampling, laboratory analysis, and detailed reporting, this process tracks contaminant levels, demonstrates compliance with environmental standards, and informs the effectiveness of remediation strategies. Monitoring can be required both during and after remediation works to validate outcomes and ensure long-term protection of human health and the environment. The data collected supports regulatory engagement and helps guide future land use decisions with confidence.

Brownfield Regeneration

Brownfield Regeneration transforms previously developed, often contaminated sites into safe, productive spaces that support sustainable growth and community revitalisation. These projects typically begin with detailed contamination assessments and progress through targeted remediation to address environmental risks. A key part of the process is the development of Remedial Option Appraisals and Remedial Strategies, which guide the selection and implementation of appropriate clean-up measures. These documents are essential for securing planning approvals, discharging conditions, and validating the site for future use. Brownfield regeneration not only unlocks land for housing, commercial, or public use but also contributes to environmental improvement and economic renewal.

Standards & Compliance

Standards and Compliance are at the heart of effective contaminated land assessment and remediation. Each service is delivered by qualified specialists in accordance with recognised industry frameworks, including BS 10175, the Contaminated Land Exposure Assessment (CLEA) model, the Land Contamination Risk Management (LCRM) guidance, and relevant local authority requirements. Adhering to these standards ensures that investigations, monitoring, and remediation activities are robust, transparent, and defensible. This approach supports planning applications, regulatory engagement, and long-term environmental stewardship, giving stakeholders confidence in the safety and suitability of land for development or continued use.
